The 101 Business Park is strategically located in the heart of the Interstate I-85 Business corridor approximately half way between Greenville and Spartanburg South Carolina. The 70 acre park is located 1/4 mile south of Exit 60 at the intersection of Hwy 101 and Leonard Road (See 101 Area Map). The park was begun in early 1997 and was master planned to accommodate a variety of uses including manufacturing, warehouse/distribution, flex space, motel and retail.
In addition to the superior location, the 101 Business Park has another distinct advantage in that the park is the only property south of I-85 that is served by sanitary sewer. This advantage will allow motels, restaurants or other large waste water generators to locate in the park. The park also has common storm water retention facilities which negates the need for individual storm water retention structures on individual sites.
Current manufacturing or warehouse/distribution tenants in the park include Frito-Lay, Mariplast North America, Momentum Logistics, R.L. Hudson & Company, Install Inc. and several other firms. Approximately 10 acres of land remains available for development for build to suit tenants (sorry no land sales). All of these lots have full utilities and have been graded for development.

The 101 Business Park also offers excellent opportunities for retail or motel prospects. We have approximately 6 acres which front Highway 101 and provide exposure to the more than 12,000 vehicles which travel this major highway each day.
