The Powdersville Business Center (PBC) is located in one of the fastest growing regions in Upstate South Carolina.  This area of Western Anderson County has for many years enjoyed excellent residential growth as a bedroom community to Greenville County.  However in recent years Powdersville has experienced rapid expansion of its commercial and industrial development.  Hwy 153 has served as the major north-south connector from Interstate I-85 to Hwy 123 which connects Greenville to Easley, Clemson and the northwest corner of South Carolina. 

The PBC is located 1/2 mile north of Interstate I-85 (Exit 40) at the corner of McNeely and River Roads.  The attached Powdersville Map will provide detailed directions to the park.  This fifteen acre park is designed to be a multiple use facility with sites to accommodate retail, flex space, industrial and warehouse distribution.  All utilities are either currently available at site or will be brought to the park in the near future.  A common storm water detention facility at the rear of the property negates the need for separate storm water structures on individual sites.

The initial Flex Space Phase I consists of a single 12,750 square foot building containing 2,500 square foot bays.  Individual bays can be divided or combined to accommodate individual tenants.  Current design and permitting requirements dictate a 45-60 day buildout for tenant upfit.  Please visit our links at standard tenant upfit & flex space CAM charges for additional information on these units.

The preliminary site master plan (PBC Site Plan) allows for six additional lots for development for build to suit tenants (sorry no land sales).  Market conditions will dictate the final size and configuration of the lots as they are developed.
